You can very well do all these things.. Keep it up. Anyhing over 50% business use is 100% write of..known as "All or none rule " to the IRS.. If your not comfortable with it, then deduct it % wise. Youll be Ok either way as long as it at least 51% or better use for Business purposes on this deduction.
