Beautiful, beautiful place,we have several guys that have been taking their family vacations there for years..
I've been looking in the Cape coral, port charlotte Florida area. They have canal systems ( many natural and man made) that take you to gulf of Mexico.
I'm hoping not to trailer my boat and have dock and boat lift in back yard. Its the only place I can find that I can have a sailboat access lot with a 40 minute ride to Gulf for 50k range.

I've been all over Griz ,Ochi Rios, Negril, Montego bay, La Ramanna, Punta Canta,
Costa Rica bunches of places in Mexico ect.
My point is the Gulf from Alabama to Naples Florida are the most beautiful beaches in the world.I like them better than anywhere I've stayed. Again ,I'm very happy for you...enjoy.

It seems the big focus is going to be line haul between the 4 new regions.Thats why Holland line haul is talking about running Florida.I understand the new southern region is from Florida to Texas (and I don't know how far north yet) eith linehaul flexibility betwren regions.We will see soon enough.
We are still going to make our lot purchase down there regardless.5mph no wake through canals with manatees and dolphin.Ive taken a couple trips already. I'm more of a dock and dine type, not a fisherman.

Good idea, if you don't like high water, just wait 6 hrs, happens every day at our place!

Trust me ,I've done my research.High tide,low tide,red tide, flood elevation, sanitary sewer,insurance costs ect.
When you are 8 foot above sea level flood insurance is minimal.Ive talked to people living near the lots I'm checking into for 20 years..no problems
I have a friend who's brother that bought a double lot inPunta Gorda and he can't get his boat in or out on low tide.lol.
Where are you at???

When I had a construction loan in 89, i was required to carry flood, and wind and hail, flood was less than $175,
not much more today.
The zone determines the cost, VE zone is very expensive, AE not so much.
Wind and hail would cost me $3k pr yr, I don't carry either, just personal liability and fire.
I have about 6ft on low tide here on the carolina coast.

Man, a house on the beach,I'd have to hit the big one to do that.I spent a few years near Charleston S.C. back when Folly beach was a dump.I loved that place.Old dumpy bars and a clean beach to party on.
I'm guessing you are in N.Carolina.
I can get new house built with lanai and inground pool,lot dock and rip rap for 400k.
I can't wait to swim with my Golden retriever everyday.
